Heavy Dust Accumulation in a 1990s Ranch in Coal Mountain
The homeowner in Coal Mountain had lived in the house since 1994 and couldn’t remember the ducts ever being cleaned. The camera showed a 2-inch blanket of gray dust packed against the first elbow of the main supply trunk, restricting airflow to the master bedroom. We used negative-pressure extraction (a large vacuum hooked to the duct system that pulls debris toward a sealed collection unit) combined with Rotobrush mechanical agitation to break the dust loose. The after photos showed bare galvanized metal. The customer received the full photo record, including a shot of the debris volume in the collection drum.
Construction Debris in a New Build off Kelly Mill Road
New homes in the Kelly Mill Road corridor aren’t immune. This build was a 2022 spec home where the HVAC contractor had run the system during final trim, pulling drywall dust and wood shavings deep into the return ductwork. The camera showed a half-inch layer of white powder coating the entire return trunk, with visible screws and corner bead fragments at the second junction. We sealed the registers, applied negative-pressure extraction through the main return, and used compressed air whips to dislodge embedded particles. The photo record documented clean metal throughout and the written scope noted the three specific debris types removed.
Pet Hair Matting in a Multi-Run System near Sawnee Mountain
A family near Sawnee Mountain Preserve had three indoor cats and a golden retriever. The supply runs to the living room and two bedrooms showed dense mats of hair interwoven with dust, particularly at the register boots where the ducts turn upward toward the floor vents. We removed each register, inserted a camera to map the mat locations, then used a combination of reverse-air whips and Rotobrush contact cleaning to break the hair loose without pushing it deeper. The after photos showed unobstructed duct walls, and the customer kept the photo record for their own files.
Mold-Prone Evaporator Coil in a Basement System off Bald Ridge Marina Road
This split system sat in a conditioned basement with humidity that regularly pushed 65% in July and August. The evaporator coil (the indoor component that cools air by passing it over refrigerant-filled fins) was coated in a gray-green film that smelled like wet cardboard when the blower engaged. We removed the access panel, photographed the coil condition, then applied a foaming cleaner compatible with the aluminum fins and copper tubing. The after photos showed clean fin surfaces and the plenum interior was wiped and photographed. We also noted the humidity issue in the written scope and recommended a standalone dehumidifier for the basement, which the customer installed separately.
Disconnected Flex Duct in a Crawl Space off Exit 14
A homeowner off Highway 20 near Exit 14 noticed one bedroom stayed ten degrees warmer than the rest of the house. The camera found a fully separated flex duct (the insulated, flexible tubing that connects rigid trunk lines to individual registers) lying on the crawl space gravel, blowing conditioned air directly under the house. We photographed the disconnected end, reconnected it to the trunk boot using a mechanical collar, and sealed the joint with mastic (a thick, brush-applied sealant that remains flexible after curing). The after photos showed a secure connection with no visible gaps. The customer received the photo record and a written note that the bedroom temperature differential resolved within 24 hours.
Post-Renovation Contamination in Vickery Village
A kitchen and master bath renovation in Vickery Village generated fine silica dust from tile cutting that the contractor’s shop vacuum hadn’t contained. The homeowner ran the HVAC during the work, pulling particles through the return and redistributing them through every supply vent. The camera showed a uniform coating of white powder on all trunk surfaces, with heavier accumulation at the plenum (the central distribution box where the air handler connects to the duct system). We performed a full-system cleaning with sealed negative-pressure extraction, agitated each duct run individually, and replaced the standard filter with a temporary MERV 13 during the process. The photo record showed clean metal at all access points, and the written scope included a particle count recommendation for the customer’s next filter change.
